The districts of Dubai Maritime City.

A peninsula of 249 hectares in two halves: the maritime industry that gave it its name, and the new waterfront neighbourhoods rising since 2014. What is built, what is coming, how it connects, and what homes cost.

The area

From a shipyard to a waterfront.

Land reclamation began in 2004 under Dubai World; the project stalled after the 2009 crisis and was re-planned from 2012. Omniyat’s Anwa, started in 2014, was the first residential tower. In September 2017 DP World agreed to buy Dubai Maritime City, together with Drydocks World.

Today the master developer describes two precincts: an industrial precinct for the maritime trades and a commercial precinct of homes, offices, retail and a promenade. Within the commercial side, Beyond names its own Bay District and Forest District; the sections below follow those names, and say where the names are ours.

Phase 1 · facing Mina Rashid and the QE2

The harbour front

The first part of the peninsula to be built: the Phase 1 commercial district along the basin, its finished promenade and the only completed towers.

Dubai Maritime City sold its Phase 1 commercial district as 28 mixed-use plots: about 86 % are sold, 14 projects are in development and the 3.5 km waterfront promenade is finished. Across the basin lie Mina Rashid, its marina and the QE2.

Omniyat’s Anwa (2021–22) and Vakson’s Riva Residence (2025) are lived in. Mar Casa and Nautica come next, then Aria, Oceanz, The Pier and Harbour Lights in 2027, and the DAMAC, Danube, LIV, Kora and London Gate towers to 2029.

Beyond · the northern point

The Bay District

The northern point, where Beyond is building its tallest towers with the sea on three sides.

In September 2024 Omniyat launched Beyond with an 11 million sq ft project inside the Dubai Maritime City master plan, 8 million of it for Beyond (Gulf News). Beyond files its towers in two districts; the Bay District holds Sensia, Orise, Soulever and The Mural on the point, and the 31 Above office tower.

Beyond also lists Aria and Saria under the Bay District, but both stand on the harbour front. Work on the point started in 2025–26: RERA put Orise at 5.99 % and Sensia at 4.67 % in March 2026, and the portals give 2028 to 2029.

The Forest District

Beyond’s second district, behind the point: towers wrapped in vertical gardens around a planted landscape.

Beyond presented the Forest District in August 2025 as “the region’s first forest district by the sea” (Gulf News), with vertical greenery and treetop walkways. Talea was its first tower, Kanyon its second, launched in November 2025.

Both towers are sold out at the developer; handovers are announced for 2028 (Talea) and 2029 (Kanyon).

DAMAC’s six Chelsea Residences towers take what Gulf News called one of the last remaining waterfront corner plots, with 270° views. Further in, Prestige One builds Hilton Residences Dubai Maritime City, 214 homes on 39 storeys.

This is the youngest part of the residential plan: both projects were launched in 2025 and announce handovers at the end of 2029. The name “west corner” is ours.

Shipyards, berths and the business centre

The maritime industry precinct

The working half of the peninsula, which gave it its name: ship repair, yacht building and maritime offices, next to Drydocks World.

Dubai Maritime City describes its industrial precinct as the only specialised maritime cluster in the GCC, with more than 280 registered businesses. Wikipedia lists two ship lifts of 3,000 and 6,000 tonnes, 1,270 m of wet berthing, 42 dry berths and more than 100 workshops and warehouses.

In May 2026 the master developer opened Maritime Business Centre 2: AED 160 million, 125 office units, 78 % pre-leased. There are no homes in this precinct; it brings jobs and the maritime activity the district is named for.

Daily life

The promenade, the harbour and the old city.

What there is to do today, and what is still planned. We only list what is open, and say so when it is not.

1

The promenade

A 3.5 km waterfront promenade, completed according to Dubai Maritime City; Anwa’s residents reach Mina Rashid in about five minutes on foot (Omniyat).

2

Mina Rashid and the QE2

Across the basin, Emaar and P&O Marinas are turning the old Port Rashid into a waterfront with 430+ wet berths and a beach; the QE2 is moored there as a hotel.

3

Al Shindagha and Bur Dubai

The museums of Al Shindagha, the Al Fahidi district and the souks of Bur Dubai are on the other side of Al Mina, about 1.5 km away (Wikipedia).

4

Jumeirah and La Mer

Jumeirah Beach Road is about 1 km away (Wikipedia), with the La Mer beachfront on the next peninsula to the south-west.

5

Shops and services

Daily shopping and services are mostly in the neighbouring districts for now. Dubai Maritime City plans mosques, parks, police and ambulance stations, and RTA bus and marine stations in the commercial district.

6

Offices on the peninsula

Maritime Business Centre 2 opened in May 2026 with 125 office units; Beyond’s 31 Above office tower is due in 2029.

Getting around

Close to everything, by road.

A causeway links the peninsula to Al Mina Street and Sheikh Rashid Road. The RTA’s Al Shindagha Corridor, finished on the Bur Dubai side in May 2025, added bridges between Infinity Bridge, Al Mina Street and Jumeirah Street. There is no metro station on the peninsula.

Questions

Living in Dubai Maritime City, explained.

It is still largely a building site: two towers are lived in and there is no school or supermarket on the peninsula yet. Schools rated Good and Very Good are about 2 to 3 km away (Property Finder), and the old city, Jumeirah and the beaches are close by road.

Property Finder computes an indicative gross yield of 5.39 % for the area and 5.10 % for one-bedroom homes, from twelve months of registered sales and rents to October 2026, before service charges; it is not guaranteed and rests on only two finished towers.

It is the Arabic name of Dubai Maritime City, used as the area name in Dubai Land Department records. Agents also market Beyond’s zone as “Jumeirah Peninsula”: that is branding, the towers are inside Dubai Maritime City.

No. The authority created in 2007 was renamed the Dubai Maritime Authority in 2023 and regulates the maritime sector of the whole emirate. The peninsula is developed by Dubai Maritime City FZE, part of DP World; homes are registered with the Dubai Land Department and RERA like everywhere in Dubai.

For companies, Property Finder describes a free zone with 100 % foreign ownership for maritime businesses, and Jafza licensing now sits in the business centre; Dubai Maritime City itself does not use the term. For homes, what matters is freehold ownership, registered with the Dubai Land Department.
